		<description><![CDATA[There are several ways to get into the market without having money to put down as a deposit. Here are 4 examples: 
1). Lease to Own, in which you agree with the owner that you will lease the place for now and have the option to purchase the home at a later time - in the meantime you control the property and can even put it up for sale on the market as long as you meet your commitments to the owner upon sale.
2). Get a Joint Venture partner that puts up the deposit money and gets a percentage of the property. They can also be on the mortgage or not.
3). Use a loan as your down payment - If you already own a home you can get a line of credit on the equity to use as your down payment on another home. Alternatively, you could also get a regular line of credit from the bank and use that money as a deposit.
4). Wholesaling - in which you make the deal  for a property and then turn around and flip it to another buyer for a profit while paying out the original owner the same day that you close with your buyer.

These are only a few strategies that can get you into the market. Naturally, they require a little more work and require more steps than I can explain in this reply. However, these are just 4 of the many ways that you can get into the market without having cash in the bank. Other ways include: Selling a portion of your existing property to a partner for cash to be used on another property, assuming the mortgage from the seller, Vendor take-back (getting a mortgage and agreeing to pay back the owner the remainder ie. the deposit amount), partnering with the seller on their own home by taking on a portion of their debt, I can go on!
